Ⅰ. The Project Content
The project includes three sections as following: removing residential building for villagers, business place building for the removing villagers, and commercial residential building for sale. The total planning land area is 43.72 hectares, in which 20.62 hectares is planned for removing residential building, 4.58 hectares for business place building to arrange the removing villagers, and 18.52 hectares for commercial residential building development. The removing residential building and the business place building demand external finish. The internal finish includes civil work decoration and intermediate equipment installation. The building standard of commercial residential building is midium-to-high grade house standard.
Ⅱ. Investment Estimate and Financing
The investment for removing residential building and the business place building will be raised by the village government, not open to outside capital. The commercial residential building development is planned to attract investment. The total investment including land price,construction and sales cost amounts to 143.57 million dollars. The financing is planned to introduce foreign capital.
III. Market Analysis
This project locates in the Development Zone in the east of Xingtai City. It is the right swing of the Xingtai east gate. Near to Jingzhu highway Xingtai South exit and Development Zone subcenter, it is the residential center of the new town of east Xingtai. With convenient transportation, fine environment, the project has high potential of revaluation and expansive development prospect.
IV. Construction Conditions
The location selection and city planning are accomplished. 100 meter-wide East Circle Road, which is the north-south orientation landscape road in the east of Xingtai city is to the west of the projcet. To the north of the project is the main landscape-Qili River Landscape Ecologic Zone. To the south of the area is 45-meter wide Baiquan Avenue, which is the main street out of Xingtai City in the east. The transportation is very convenient. The supplies of water, elextric, gas and communication facilities are consummated.
V. Benefit Analysis
The construction period of the projcet is 3 years. The sales income will be 189.47 million dollars, according current commercial residential building price 3500 Yuan per square meter. The profit of the whole project is 45.91 million dolars. The rate of the profit is 32%, and the period of investment return is 2 years.

The Chinese part is Xingtai Dvelopment Zone Management Committee, which is agency of Xingtai government. Xingtai Development Zone is a provincial level industrial development district founded in 1994, approved by government of Hebei Province.
